It can either be one story or two stories, detached from the existing property, as long as there are no easements and no setback limitations, and we also keep 10 feet distance from the existing property, with 5 feet from the neighbors.

An ADU can be a 2-story structure. It’s preferable in small lots to save space in the back yard. A 1200 sq ADU can contain 3 bedrooms and 2 baths.

It all depends on the size of the ADU, the location where it will be built, the construction details, and, most importantly, the contractor that will take on the project. It will be crucial to get a contractor with ADU experience to be able to build it fast and be able to pass the inspection on the first attempt.

It can be converted into a studio or a 1 bedroom ADU

A garage is typically designed for 2 cars at approximately 400 sq ft. It can be converted into a studio or a 1 bedroom ADU unless you add an addition to your garage, which will result in more square footage. This will give you enough square footage for a 2-bedroom ADU.

It is unknown. ADU’s were legalized in 2017, but we don’t know long it will last. That’s why we encourage our clients to take advantage of the opportunity while it lasts.

I refer to every project for the highest and best use, that is the best term. You need to maximize your investment. If the lot is big enough, with no easements, I always recommend building a detached 1,200 sq feet ADU. If the lot is smaller, I would again recommend building a detached 1,200sq ADU but 2-stories to keep recreational space in your backyard. Finally, if the lot is too small to build on, my last option would be to convert the existing garage.

For an ADU permit you can waive 1 parking space as long as you are 0.5 miles away from a bus station.

The difference between LA city and LA county is LA city is under rent control. Every property that consist of 2 units and above and built before 1978 is under rent control and any ADU built on a property that was built prior to 1978 would be automatically under rent control and rent may be raised up to 4% annually.
